Properties which have been properly marketed and therefore thoroughly exposed to the broadest range of prospective Buyers, wherever they may be, bring the highest return. This will be our primary focus- to give your property the highest possible level of exposure in order to create excitement in the brokerage community as well as the buying public. Approximately 80% of our Buyers come to us through the Internet and Grassland is the only full service real estate company to advertise on many of the unique web sites available. A significant focus of our advertising will be directly to Buyers. Grassland Real Estate agents represent the Principles in almost 55% of all Company Listing transactions. Because Real Estate Professionals represent the majority of potential Buyers in any real estate transaction, we advertise directly to Brokers through the Multiple Listing Service.

Brochures
Our brochures are created in a "magazine insert" style. We utilize professional photography, professional copywriters and professional designers for the creation and layout of our brochures. Much like a "Southern Living" piece, the brochures are four- color and four-page center-folded. All of our brochures are printed on 120lb paper.

Photography
80% of all Buyers search the Internet prior to contacting a Real Estate Professional. We believe that the first step in enticing a Buyer to view your home in person is through great photography. If the pictures do not tell a great story, the Buyer will never make the effort to see your house in person.

Strong Internet Presence

Approximately 75% of our Buyers come from outside the Nashville market.

I set-up all of my own showings
Most Listing agents do follow-up with a Buyer’s agent after a showing to determine what the Buyer thought. By setting up my own showings, I am able to SELL your house and present the reasons why someone should buy yours “instead of the one next door” before they show your house. I consider my job of selling your house to include selling the Buyer’s Agent on your house. I do not want a minimum wage, untrained employee handling any inquiries about your house and I avoid this by setting up my own showings.

Understanding Financing
Grasping a firm understanding of the mechanics of Financing and the many different programs available in the marketplace allows me to help a Buyer who is shopping under the price range of your house understand how to buy your house and keep the payments very low.

Listening and Overcoming Objections
One of my primary jobs is to listen carefully. I listen to each Buyer and what they are telling me they like and do not like about your house. I then work to create solutions and alternatives to their objections, enabling them to move forward with the purchase.
